With the upcoming changes to the Energy Efficiency Act and the new European Directives (EPBD), the real estate market in Bulgaria is entering a completely new era. All new listings for sale or rent must necessarily contain data on the energy consumption class and the specific annual primary energy consumption (kWh/sq m). The European Union's goal is clear: **by 2030, all new residential buildings should be zero-emission**. While for a large part of standard new projects and the old building stock this means future expensive renovations or a decline in market value, for apartment owners in **QHome 2** this guarantees maximum liquidity and security of the investment. Over a period of 10 years, this means **over €11,000 saved**, without taking into account future increases in electricity prices. ------------- 🏠️ **Three-room apartment (e.g. Apartment 14 B — 120.89 sq m)** In a standard new building with energy class C or D, the annual primary energy consumption is around 210 kWh/sq m, which results in a total energy consumption of approximately 25,380 kWh per year. In **QHome 2**, thanks to the certified energy class A and the implemented high-efficiency technologies, the annual consumption is only 76.36 kWh/sq m, or approximately 9,230 kWh per year – over 2.7 times lower energy consumption. An additional advantage is that **74% of the required energy is provided by a renewable source** through the individual heat pump system, while in standard buildings this share is 0%. **In practice, this means that the annual costs for heating, cooling and domestic hot water are around €2,455 in a standard new construction, while in **QHome 2** they are approximately €740.** The actual annual savings exceed **€1,715**, which means over **€140 lower monthly costs** for a family of four. QHOME 2 - Construction Stage (March)
The zero cycle of the construction has been completed - representing a basement level with underground parking, storage and technical premises. From the above-ground levels of the future building, the reinforced concrete structure of the ground level has been completed, including a slab at +2.85 m, straight and reverse beams. Vertical reinforced concrete elements (columns, vertical belts, earthquake-resistant washers and elevator cores) are currently being implemented on the 2nd floor, from +2.85 m to +5.85 m.
